The Amazon Effect: Arlington

According to UrbanTurf, Amazon may already be impacting the Northern Virginia housing market. The median home sales price in Arlington rose twenty percent in January. While it's not possible to directly link the rise in prices and real estate speculation to Amazon, the closed home sales in January were homes that went under contract in November and December - immediately after Amazon's announcement to create the National Landing HQ2.
Amazon was already believed to have caused a six-hundred percent increase in pending home sales within the Arlington neighborhoods immediately surrounding National Landing back in December. Now it's also leading to a significantly lower inventory of homes for sale when compared to last January. The active inventory of homes in the county dropped 39 percent, year-over-year. Following suit, the average days on market metric also fell 37 percent.
